Why Manufactured Housing is a great alternative....

If you are a first time homebuyer, looking for a home without a 30 year mortgage or even a downsizer, manufactured homes could be your answer.  These homes no longer come with the stigma of " trailer  living".  Manufactured homes are energy efficient, cost effective and affordable alternatives for people who want a home with a smaller lot, less upkeep and in a safe community.  They are built in-doors, out of the elements which starts the process with dry products. These are built to code specifications for different areas of the country. Most  homes are now built with vinyl dual paned windows, 2x6" walls which hold more insulation and are incased in vapor barriar materials to keep the home dry and energy efficient.  They  come in all sizes, and can have all the extra amenities you can imagine, even garages.  There are many manufacturers of these homes and many different levels of quality, depending on what you are looking for and what you want to spend.  Anyway you look at it, you will own your own home and rent the space, but you will never have those massive property taxes to deal with.

Manufactured home communities in Oregon have strict guidelines that each resident must pass a criminal background check to ensure there are no felons living in the community.  They have pet policies, most allow small pets, but will not allow larger dogs or dogs of the more vicious variety.  Some communities are for families, and some are strictly for 55 years and older.  This way you can pick what lifestyle works best for you.  Many of the senior communities have Recreation Halls that enable folks to get together for entertainment, hobbies, games and social events. Some also have swimming pools and workout equipment, libraries and pool tables. 

These homes can also be placed on your own land, or purchased with the land.  They will be substantially more on land because of land costs, but you may prefer owning your land or having a larger piece of property.  Either way, these homes should be considered as affordable living and alternatives in your thought process when looking for a home.
